About Le Mary-Florence
Le Mary-Florence is a six-storey rental residence on Chemin Bates in Ville de Mont-Royal, on the border of Montreal's Mont-Royal borough, directly across from the Canora REM station. It opens for occupancy in January 2027 with a mix of studio to three-bedroom homes.
The building
The architecture takes its cue from the neighbourhood's masonry: a mineral palette of warm stone and dark metal, deep window reveals, and a facade that reads as a quiet grid from the street. Inside, nine-foot ceilings, quartz counters and ceramic backsplashes in every kitchen, ceramic showers with glass doors, air conditioning and a heat-recovery air exchanger in each suite. A rooftop terrace, secure indoor parking with EV charging, private storage lockers, elevators to every floor and controlled access throughout complete the building.
The residences
Floor plans range from studios of about 411 square feet to three-bedroom corner suites of roughly 1,100 square feet, each with a private balcony and a gross area counted consistently across the building. A selection of one-bedroom residences is designed for reduced mobility, with wider entries, no-step thresholds and barrier-free layouts, and those accessible homes are spread across all six floors rather than concentrated on one.
The neighbourhood
The residence sits where Ville de Mont-Royal meets the Plateau and Outremont. The Canora REM station is across the street, putting downtown Montreal a few minutes away, while the parks, bakeries, groceries and cafes of Bernard, Laurier and Mont-Royal avenues are within walking distance. It is an address that works without a car, and still parks one indoors.
Who builds it
Le Mary-Florence is developed by a Montreal-based team and leased directly by the residence's own leasing office on Chemin Bates, rather than through third-party brokers. Visits are by appointment, and inquiries reach the people who will sign the leases and hand over the keys.
